Cancellation and Return Policy
In case any buyer desires to cancel the booking/allotment of the plot may apply through written application. The firm may refund after deduction of 20% of paid amount and the balance may be refunded on rebooking of said canceled plot on the same pattern as buyer paid amount, however booking and allocation amount shall not be refunded in any case i.e. installments shall be refunded.
In addition, a schedule fixed for each installment for the payments shall be the essence of the contract. A demand notice of (15) fifteen days shall be served to the buyer by registered address. This will be followed by another reminder after (30) thirty days for the payment of the installment at the address provided in the application form. If the payment has not been received within the stipulated period, the M/s KAUSAR DEVELOPERS & BUILDERS shall serve a final notice and then cancel the booking/allotment. The amount received by the M/s KAUSAR DEVELOPERS & BUILDERS will be refunded when the said plot is being re-booked to another buyer, after a deduction of 20% of the paid amount as service charges. In addition, if the buyer fails to pay 2 (two) consecutive installments then the plot shall be assumed as canceled without serving notice even.
Transfer Policy
The allottee shall not sub-let, transfer or sell the plot to anyone without the prior permission of the M/s KAUSAR DEVELOPERS & BUILDERS, however, the plot can be transferred after clearance of all outstanding balances on the date of transfer and transfer charges will be 1% (one percentage of plot value).
Land Development
The M/s KAUSAR DEVELOPERS & BUILDERS shall buy and develop land at road level i.e. not to construct or build anything. Buyer shall follow local laws and business rules of M/s KAUSAR DEVELOPERS & BUILDERS for construction of shops/centers in alignment with the seller and government agencies.
House Construction Polices
The allottee shall abide by the existing including amended rules and regulations prescribed by the M/s KAUSAR DEVELOPERS & BUILDERSincluding rules and regulations implemented by Government like Sindh Development Authority, Sindh Building Control Authority, National Highway Authority, Department of irrigation, etc and other concerned authorities of Pakistan.
Area and Measurement
The area of the plot mentioned is approximate, if the actual measurement of the area is found more or less, the buyer shall be charged on the actual allocated area on a proportionate basis at the agreed-upon rate. TheM/s KAUSAR DEVELOPERS & BUILDERS reserve the right for any change in location, size and dimension of plot due to any changes in layout/master plan etc. M/s KAUSAR DEVELOPERS & BUILDERS having project name “KAUSAR BUSINESS & COMFORT AVENUE” shall offer plots of various sizes in the project, for sale on an ownership basis and registration shall be given for the area covered without specifying any plot number. and registry shall be given in Gunta.
Taxes
The allottee shall pay all taxes etc. leveled by the federal government, local bodies, and municipal bodies or any other authorities/agencies including those existing at present and those that may be levied by the above mentioned and/ or other authorities in the future.
Eligibility
All Pakistani citizens and overseas Pakistanis are eligible to apply for commercial plots.
